What $265 Billion Dollars in HELOCs Entering the Repayment Period Means for Homeowners:

$265 billion dollars in home value lines of credit (HELOC) is about to enter the repayment period within the next few years, and as a result, homeowners could soon see a major hike in their monthly payments.

Starting in 2005, and going up until the onset of the housing crisis, HELOC originations took off. Now, 10 years later, billions of dollars of credit are due because many HELOCs have entered the repayment phase.

HELOCs have two main periods: draw and reimbursement. Within the draw period, customers use the line of credit and make the minimum payments. When HELOC resets, they can’t use that line of credit, and they have to repay the value they haven’t reimbursed.

Why is this a big problem for many homeowners? Some have bitten off more than they can chew. They’ve taken the maximum sum allowed, and never attempted to repay during the whole 10-year period.

What kind of payment increases are homeowners facing? It depends on the length of the homeowner’s reimbursement period. A shorter period usually means a bigger monthly payment increase. However, some HELOCs don’t even have a reimbursement period, and homeowners will be required to repay once the draw period closes.

What does this mean for most of these homeowners? There will be a few homeowners that will be able to afford the increased monthly payments. Some will be able to renegotiate another loan. The majority, however, won’t have these options, and will likely default.
